Q Are you whole of market for mortgage advice?

We have over 90+ lenders available to us at any one time, to ensure that you have the most cost effective solutions available to chose from.

Q Can you safeguard my mortgage payments?

We will always review any new mortgage with a protection review, to understand what you have in place currently and any areas of need, once we have established those we can review a selection of insurers to again make sure you have the lowest cost options to protect you and your family.

Q Do you charge a fee?

All initial advice is free of charge, once you are ready to move forward with a full mortgage application then we charge a £149 fee to assist and help our administration and professional costs.

Q How long does it take?

We will response where possible within 2 hrs from your initial enquiry, after that it will depend on what you are looking to do and what advice you need. This will then allow us to cover the research needed and be in a position to be able to offer you the best solutions to move forward.

Q Do you do new build properties?

Yes, we have a lot of experience within the new build arena as it can be quite specialist this comes with full accreditation to cover certain government - builder & lender schemes that some brokers wont be able to help with.

Q Why not go direct to my bank?

There is nothing stopping you going to the bank direct, but having spent time working with banks and building societies your biggest choices will be available via a broker like myself where we can review the whole market and match the best lender for your circumstances

Q How much can I borrow?

This will be determined by many factors which you can review on our website, this is why it would be best to speak to us where we can cover a full fact find in order to be able to establish your maximum borrowing capacity and what those monthly costs may look like

Q Do I need a deposit ?

Yes, this can vary, most lenders will want a 5% deposit - there are lenders that can be less but this will be specific criteria to qualify, your deposit can be made up of gifted deposit and also on new build some builders may offer a gifted deposit incentive, so again we can help review and look at options specific to you.

Q Do I have to take insurance out with my mortgage?

The only insurance that is mandatory is Buildings insurance with a mortgage, however we would always carry out a review to establish any areas of need that you may have and then walk over the solutions available with the cost options.

Q What happens if I have bad credit?

Just because you have had credit issues shouldn't mean you don't see what options are available to you, we have lenders that will take a view if you have a lower credit score and still be in a position to offer a mortgage solution.
